5 Hints for Shorter Turn Times

Appraising is an always changing profession. Often, it seems, appraisers are asked to offer more information or have steps added to their research. All of this is to ensure the end user gets the most useful analysis possible. In order to stay current with the constantly changing requirements, JGB Enterprises LLC is continuously testing additional tools and tweaking processes to increase efficiency so we can do more work for our clients. Since JGB Enterprises LLC knows that time is important to everyone, we've listed some tips you can do to speed up the process on any appraisals you order from JGB Enterprises LLC:

  1. Are you ordering appraisals online? When you order online, you automatically get e-mail acknowledgements that the request was received, and fast, secure .PDF format report delivery. This tip single-handedly will save the most time! No longer do we have to manually enter information from a fax, and nor will you wonder whether the order was received.

  2. Complete and accurate subject property information is essential. There's nothing like being one number off on the street address to add unnecessary time to an appraisal assignment. Unique identifiers like a tax parcel number, plat map number, or subdivision name is good information to include with the assignment. We even welcome lists of recent sales from the area — however, remember that professional appraisers must always do their own due diligence on comparable sales, and ours might differ from yours.

  3. Feel free to contact us if you have any questions about your property or a job we're working on for you.

  4. Be sure to tell us about the unique details of this property. Cookie-cutter houses are relatively easy to appraise. Most of an appraiser's time is spent analyzing how differing elements contribute to or detract from what otherwise would be a property's market value. When ordering your report, let us know if there are unique details of the home or surrounding area -- for example, it's had a recent addition put on, it's subject to zoning restrictions, and it's predisposed to flooding. While these are things that we will find out on our own, knowing them early on will likely make your report arrive sooner.

  5. Be sure the occupants know the plan. Setting an inspection time and date with the homeowner can be one of the most inefficient tasks in the appraisal process. Many current homeowners are understandably uncomfortable with the notion that a stranger wants to come in their home, look around, and make copious notes. A common belief is that they should make the place spotless before the inspection, with the notion that will increase the value and will choose to not schedule the appointment until they have cleaned.

Coming from you -- a trusted party with whom they already have a business relationship -- some information about the appraisal process, who we are, and especially that dusting and polishing won't change their home's value one bit, will help move the process along for everyone. Please feel free to point your customers to this website, where we have multiple pages of useful information for homeowners and others about the appraisal process. They can even call us if they want to meet the staff and learn more about our services. Remind them it benefits them to set the appointment soon!

  6. Are you using our website as a resource to verify the status of your report? Why are you still playing phone and fax tag when our website offers up-to-the-minute status updates available online, anytime, 24/7? As each important milestone in an assignment is completed, that information is available to you online. There's no faster way to keep track of the status of your report.
